Setup a Travel Agency. Why?

I ran into an opportunity that I think anybody that understands business and tax laws should listen up. I created my own company back in 1999 and have been able to use my business to pay for many legitimate expenses (i.e office supplies,telephone business, transportion and so on). This means that I have been able to pay for many things with what is considered PRE-TAX money. As long as it is a legitimate expense you are good to go and can save about a 1/3 of your money (I am not a tax expert and everybody's savings might be slightly different, so make sure to check with your tax attorney/accountant).

This business has a model that takes advantage of network marketing (Stop, I know all of you are thinking AMWAY) but remember to listen to the whole scoop before knocking it. If you setup your own travel agency and decide not to take advantage of the business opp then you can still save some money. If you already travel every year and spend at least $600 a year then you can save this easily in Tax Savings.

The difference between a travel agency and a regular business structure is that a travel agency business has more legitimate write offs. Let's say that you are going to Las Vegas and you are meeting a friend at the Bellagio for lunch and you are promoting your new travel agency, your meal is 100% deductible. Now let's say that you decide to checkout one the cool shows in Vegas, well as a travel agency you are previewing the show for future referrals for your clients, so guess what, 100% deductible. I think you get the point. So let's break it down a bit further.

VEGAS TRIP

1. Plane Tickets - $300
2. Hotel Stay - $1000
3. Lunch at Bellagio - $100
4. BlueMan Group - $100
5. Preview Madame Tusade Wax Museum - $30

TOTAL: $1530 can be 100% Tax Deductible

Just to let everybody know I am in the process of setting my agency up so stay tune. I am also going to setup a replicated model so for those who are like me and don't have time to market a business, hopefully this model will bring the business to you.

Oh, before I finish this blog, the cool thing with being a Travel Agent is that you get to travel like an insider. Free upgrades at resorts, discounts, and also FAM trips which are specifically made for travel agents so they can promote the vacations to ther clients.

I don't know about you but for those who travel every year and spend at least $600, I would rather take advantage of the tax savings then just giving my money away. It's a no brainer. Oh also if you book your own travel through your travel agent site you get commission on your own bookings. Cool stuff. This is a public company so I can tell you that they are more legit than any other network marketing program I have seen.

Be True to Yourself

My quest for financial utopia continues......

This past week I have ran into different people talking about more unique opportunities. The opportunites are endless! If you make it a point about staying in touch and keeping your ears open you will walk away with postives as well as negatives, but you have to remember to learn from those negative experiences and make the best of it.

There is a bunch junk out there and you have the play the filter game to figure what is real and what is not. Unfortunately you will have to go through many negatives to find the positives. One thing I want everybody to remember is too listen to your colleagues and don't shrug them off to quickly. Allow them to express themselves freely and be kind in returning some constructive feedback. Remember not to shoot them down!!! They are making an honest effort in sharing something with you, stay positive. They will appreciate it and you will have contributed to the "Listening Charity Foundation".

POINT: Here is my filter proposition for anybody listening to me out there....don't let MONEY drive your decisions. Just because an opportunity comes your way and can potentially make ALOT of money, does not mean that you have to jump on the band wagon. Be TRUE to YOURSELF!!!!! If you are not a salesperson by heart then you are probably not going to be a true salesperson, so if you listen to a salesperson that is making thousands of dollars daily, don't expect to become that salesperson overnight. Remember that I am knocking anybody and saying they cannot be molded to become a good salesperson, but perform your own LITMUS test and BE TRUE TO YOURSELF.

Laws of Reciprocity

If you haven't noticed....my trend on my blogs lately has been points made by the Rich Dad and Poor Dad series by Robert Kiyosaki. It is by far the best book I have ever read.

POINT: If you really want something, remember to give first then you will receive. This is so powerful. Do not let GREED consume you...if you help and donate your time first then you will be rewarded in droves!!!!

Keep talking and meeting new People

When I was going through my Real Estate classes, one thing that the teachers and coaches remind you time and time again is to build your database of people. You have to go out there and meet new people everyday. My first year as a licensed REALTOR I did not maintain my database of people and I didn't seek out to meet new people. My goal this year is to do this and to do it RIGHT!!!!

Here is proof....I went to a meeting last night to meet some Real Estate guy and because of it I may have run into a HUGE opportunity. Even if I am not able to do business with him immediately, it has given me another avenue of resources when that time comes.

POINT: Meeting one person, will open a door to meet another person, and another and open DOORS you would never imagine if you just keep meeting people!!!

Also, this is a good way to build your DREAM TEAM that I mentioned in my previous BLOG!!! Make it a great day!!!

Know a Little about A Lot

I have always had an identity issue when it comes to what to become an expert at. Presently I wear like 4 HATS (programmer, Realtor, Ice Cream Man, and Travel Agent). Well for those who know me I have been a computer programmer since 1994. There is no doubt I know a lot about this industry, but do I know everything? Absolutely NOT! But here is the deal.....what I think sets me apart from other people is my eagerness to LEARN a little about "A LOT OF THINGS". Growing up and even in today's society we get trained to be a specialist at ONE THING; Create a Niche Market and do what you do BEST! While some of this has some truth, I really believe that you need to have a specialty but not ignore "Learning a Little about A Lot". This will give you broad knowledge about everything and allow you to stir up a good conversation with more people that you meet in your life. Also, you become a GO-TO person when someone has a question about life in general. It's a good feeling!!!

Here is the GOAL......be special at something, but create a DREAM TEAM of people in your sphere to collaborate and share the knowledge to take the whole team to the next level. Remember collaborate but don't take advantage!!!!! Taking advantage of someone is not RIGHT and can lead to what I say "Yucky Business".

Always Keep Ears Open and Listen

Many times people have been approached about different ways to make money. These days people look for the easy way out and want to look for GET RICH QUICK methods. They are few and far between, but they do exist. Please remember that even though they do exists that doesn't mean that it is the right fit for you. That is why most people FAIL financially is because that fact that they look for more MONEY thinking its going to solve all problems. There are many ways to earn additional income, you can pick up a small business opportunity magazine and see thousands of channels to accomplish it.

POINT: Don't ever not listen to an opportunity, you never know if there is a fit unless you keep an objective mind ahead of you. Thinking objectively and taking awat the postives and the negatives can lead to many monumental and life changing wins in your life. Listen, Analyze, Question, and Decide.

You House is really NOT an ASSET

Robert Kiyosaki states the biggest difference between those who are RICH and those who POOR is the understanding the difference between an ASSEST and LIABILITY. To sum it up so this BLOG is not to long and gets the point across is:

1. Assets put money into your pocket.
2. Liabilities take money out of your pocket.

I always used to think that my house(s) were an asset for me, but at the end the mortgages that I have are taking money out of my pocket every month. So remember people, your house is not making money for you. Your house may appreciate but you don't realize that money till you sell your house. BUY ASSETS!!!!! A business or some kind of financial vehicle that puts money in your POCKET!

Fear is Bigger as you get Richer

As I am reading "Rich Dad, Poor Dad" Robery Kiyosaki makes a great point. Please remember that making more money usually doesn't solve a problem. Don't let DESIRE take over and fool yourself. More Money is a temporary fix. Fear actually grows bigger for the RICH as they have more to lose at their level.

Point: If you don't understand how to let Money Work for you, then more money shall eventually cause you to gain more FEAR in the long run!!!!!

Business Books to Read

Everyday I feel like its my obligation to learn something new. I feel it is necessary to have the motivation to listen to what people are saying, analyze what they are doing, and take away something from every situation. There are alot of good books out there and as I run into people who refer which business books are great I will make it a point to post it on my Blog.

Here are some books that I was told is a MUST to read:

2. Business at the Speed of Thought - Bill Gates
3. EMyth - Michael Gerber

Here is the deal people....if you don't have time to read these books...buy the AUDIOBOOKS on itunes. We have so many opportunities to multitask and we need to take advantage of the technology that is out there. Get an IPOD, it is affordable now!!! No Excuse!!!

Real Estate - Condo Hotels

You see condomiums popping up everywhere and you are all probably wondering if this market is ever going to be saturated. You are probably wondering like me if this is a great investment. What kind of risks is involved and maybe you are just not sure if this is the right real estate invesment to be involved in. I dedicate this section in getting everybody educated in the CONDO market and hopefully assist you in making your decision whether to engage or to not engage.

There are 3 classifications of Condos:
1. New Condomium Construction - These are brand new developments by large and small builders alike. Price ranges all depend on location. The closer the condominiums are to high traffic retail or high end amenities the higher the price usually is. In Central Florida, the price range can start from $200,000 in nice neighborhoods to upper millions depending on size and location.


2. Condomium Conversions - These are most likely your Apartment Building owners who wants to cash out and join the mad race of getting their developments sold as whole deeded properties. Some of these developers are going to have to revert back to your conventional rental programs cause unless they owned the apartment buildings straightout they are going to be shouldering a big mortgage if the condos don't sell. Remember some of these condos can be old apartment complexes so make sure to do your research.


3. Condo-Hotel - There are existing and most likely new resorts or hotels that I have decided to sell each unit to inidividual owners and create a rental program so that owners can have the hotel management company rent their unit as a conventional hotel room. In my opinion, as I express in more detail a bit later, is the best investment vehicle to be in if you are going to jump into the Condo market.

Quest for Financial Utopia

Happy New Year to everybody and I hope everybody makes it a great 2007. My goal this year is to create a business synergy online and hopefully cultivate a community of all eager business people in my immediate or extended network. It seems that many people in my immediate network are all seeking for the same financial utopia. This blogspot will hopefully serve as a great channel of learning what other people are doing out there to ensure financial success.

I have been a computer software engineer since 1994 and I can honestly say that my college degree has actually been really good to me. I have been able to take the all my academic training and actually apply its principle's over and over again. There is no doubt that school has been paramount in giving me the basic foundation of business. I have made good money through the years but I knew deep in my heart that something was missing. My instinct kept telling me that there was something else I needed to find to solve the ultimate puzzle.

My biggest joy in life is my FAMILY. I want to be able to cherish every moment I spend with them and I want to be there for my kids at all opportune times. Life is too short and everybody seems to be caught up in this little thing called "MONEY". We all think we know what it is, but truly probably only 2 out of 10 people understand what it is. What I do know for a fact is that I can't keep working the way I am working today if want to spend the quality time I want with my family. Hence, it is my neverending "Quest for Financial Utopia". We need to find vehicle(s) to create PASSIVE income to sustain our livelihood without compromising my family time.

I welcome all thoughts and opinions as I dedicate this blogspot to everybody that shares the same passsion as I do. I really believe this can grow to be a repository of information that can be shared with many business minded individuals. The Quest Continues........Tune in for more Blogs of Opportunities!
